On paper, site clearance is the simple first line of the build programme. In practice it's the stage most likely to blow the programme up, because vegetation removal collides with wildlife law, and wildlife law doesn't negotiate.

The constraints that set your calendar

• Nesting birds (March-August): the big one. Clearing vegetation with active nests is an offence. The professional pattern: clear between September and February, or clear in season only immediately after an ecologist's nesting check, area by area.
• Reptiles: on Dorset's sandy soils, slow-worms and lizards are routine. Habitat is degraded in stages under a method statement to move them off, before machines arrive.
• Badgers, bats and dormice: setts, roost trees and hazel scrub each trigger their own surveys, buffers and sometimes licences, all with lead times.
