BS 5837 Tree Surveys for Planning: What They Are and When You Need One

Submit a planning application on a site with trees on it or overhanging it, and Dorset Council or BCP Council will almost always require an arboricultural report to BS 5837:2012, "Trees in relation to design, demolition and construction". Miss it and your application stalls; get it late and it can unravel a layout you've already drawn.

What the survey involves

• Tree survey: every relevant tree plotted and assessed, species, dimensions, condition, life expectancy.
• Categorisation: each tree graded A to U. Category A and B trees carry real weight in planning; category U trees are candidates for removal regardless of development.
• Root Protection Areas (RPAs): a calculated exclusion zone around each retained tree that construction must respect.
• Arboricultural Impact Assessment and Method Statement: how the design affects the trees and how retained trees will be protected during the build, fencing, ground protection, service routing.

Why it pays to involve the tree people early

The classic expensive mistake: designing the scheme first and commissioning the tree survey to justify it afterwards. When a category A oak's RPA lands under plot 3's foundations, something has to give, usually redesign time. Surveying before layout gives your architect the constraints up front, and often reveals opportunities too: a strong tree line that sells the street scene, or category U trees whose removal frees more of the site than expected.
